The entire ground level of the Property is for Guest's personal use, which comprises a fully self-contained, very large apartment.
With a private Guest entry, dedicated parking and being fully self-contained, this is reflected in the classification by Stayz/VRBO of the Villa apartment home-stay as “Entire Home”.

This includes the following: In the Front, river-facing, section of the Ground level:
-Huge Master Lounge Room (40 m2) with couches seating 6 people, looking out onto the River
-Adjoining 10-seat Formal Dining area overlooking the River plus separate Breakfast Bar with River views
-Monster sized, fully-equipped gourmet Kitchen with full-size separate Fridge & Freezer. The kitchen is fabulous and huge - a chef’s delight! -Includes gas hotplate, electric oven, twin fridge/freezer combo, island & a new dishwasher. Plus an Adjacent Laundry with new washing machine and dryer.

PLUS: In the Rear section of the Ground level in a very quiet space:
-Master Bedroom with Queen size bed & 3-door Built in Robe
-2nd Bedroom with Queen Bed and Baby Cot
-3rd Bedroom with Double Bed
-Bathroom with vanity, shower & bath
-Separate Private WC/Powder Toilet Room with hand-basin.

The Master Bedroom and 2nd Bedroom are linked to each other, which works well for parents with younger children. The Master Bedroom is accessed via either the 2nd Bedroom or via the Bathroom.
The 3rd Bedroom can be opened up to embrace the river views!

There is also sleeping options for 2 additional people in the common areas of the home.
Options include a sofa bed & 2 comfortable couches.


OUTDOOR LIVING: Guests will also have use of a monster-sized Balcony on the 1st Floor (1 level above the Ground Floor) directly overlooking the River - 11m wide, 4m high, offering totally unobstructed River views. Outdoor Table & Chairs are ready on your private Balcony approx 30m above the River itself - the feeling is amazing being so high, yet private! Your Balcony can be accessed directly from the kitchen – so indoor/outdoor living is super easy.
Apart from the massive balcony, there also 2 separate outdoor courtyards that both flow indoors/outdoors via bi-fold doors from the home’s main living areas.
The super-large main courtyard faces the river and has an outdoor dining setting for 8 persons. The very private side courtyard faces north for the winter sun

LOCALITY: In a private cul-de-sac with almost no car traffic – just local residents. Small " Village" setting of only approx 40 homes in an exclusive enclave, all homes are similar, multiple-level private residences. Private access via locked gates with a high Boundary Wall around entire property. Super quiet, super peaceful – add on to this the River setting, & its feels like you are in Margaret River, WA - or on the Mediterranean Coast!

ACCESS: You really don't need a car! 3 minute drive, or 5 minute bus, to the heart of FREMANTLE & the Shopping, Entertainment & Café Strip there -or also the same time to COTTESLOE Beach & all its activities. Plus a 2 minute walk to regular “circle-route” BUS Stop on Stirling Hwy. 7 minute walk to North Fremantle TRAIN Station – direct to PERTH CBD in 20 minutes, or to the heart of Fremantle in 2 minutes, just 1-stop.
The Home environment is very private & super relaxed, given the location.

PERSONAL:
My Partner & I live "part-time" on the 3rd level of the Villa. We also have another personal residence in Perth where we live most of the time. When we are in the Fremantle home, we are 2 levels above Guests who are on the Ground level, thus providing genuine privacy for Guests. The middle level acts as a “buffer zone”. There are professional quality sound barriers between the levels to provide for full privacy and comfort.
Guests also have their own separate, private entrance to the Home, and with dedicated Guest parking, there is absolutely no intrusion on Guests.
Confirming that there are no shared common areas in the home and there will only be one guest group in the home. The Guest’s facilities in the ground floor Villa apartment are private and complete, making for a fully “self-contained, home-stay”, with private entry and dedicated parking. This is reflected in the classification by Stayz/VRBO of the Villa apartment home-stay as “Entire Home”.

PLEASE NOTE HOME RULES:
Strictly No Parties, Events or Functions of any kind.

No Smoking inside the home or on the property, including the external courtyards and the balcony.

All persons staying in the home will incur a cost per person over and above the base price, which is set around two people staying only. This includes babies and toddlers.

Please request in advance of booking if more than one guest car is proposed to be parked at the home.

Minimum age for the principal guest responsible for the booking is 30 years.

Please request in advance if booking on behalf of other persons proposing to stay at the home, eg if booking as an agent or on behalf of friends/associates. Instant Booking on Stayz/VRBO is only available to people that are personally staying at the home.

Guests are required to provide photographic ID and sign our standard rental agreement in advance of arrival, which simply incorporates these home rules and the home details as per the Stayz/VRBO listing.

Please note that use of the home is limited to the people that are directly part of the Stayz/VRBO booking for insurance purposes. It is possible to provide exceptions on this for family and close friends visiting, but please request in advance of booking. Given the home is in a premium location, we simply need to be respectful towards our neighbours re any potential disturbances.

The home is available for short-term rental only. Please request in advance if you wish to stay over 14 nights. Instant Booking on Stayz/VRBO is only available for reservations for up to 14 nights.

We love Pets, but please do request in advance of booking. There is an additional charge of $25 per night, payable directly after the booking confirmation. A pet cleaning fee is also payable of $100 per pet, to respect future guests who can be very sensitive to pet hair re-allergies. A refundable pet damage bond of $1,000 is payable directly in advance of arrival.
Instant Booking on Stayz/VRBO is only available to people without pets. If you wish to bring pets, please simply request in advance.

The home is set up for use by a family group or a couple. The home perhaps does not suit larger groups of single people. Please request in advance if your group comprises more than 3 single people. Instant Booking on Stayz/VRBO is only available to a family group or a couple.

As advised by Stayz/VRBO on the rental listing, guests are financially responsible for any form of accidental or malicious damage to the building, contents and gardens, theft or excessive cleaning costs, including soiled linen.

Note that at the time guests request a booking, they are specifically agreeing to these Home Rules. Guests are thereby also affirming they have completely read the Stayz/VRBO listing and are thus fully aware of the facilities and features of the Villa apartment as available to our rental guests.
